Chapter One · The Firm

Founded in Dallas in 2008. Built to behave like a senior capital-markets shop, not a generalist broker.

Hannah P. Landerford opened HP Land & Partners on Pacific Avenue in the autumn of 2008 with a single conviction: that industrial real estate rewards partners who underwrite before they pitch, who source from a private network before they post a listing, and who return the call before the asking price moves.

  1. 2008

    Hannah P. Landerford founds HP Land & Partners at 1700 Pacific Avenue, Suite 2100, Dallas, Texas. The firm opens with an industrial capital-markets mandate and an early network of private Sun Belt owners.

  2. 2011

    The firm earns its SIOR and CCIM designations, formalizing a discipline of senior-only underwriting on every transaction that the partnership has carried into the present day.

  3. 2014

    The firm launches the proprietary HP Pulse™ Industrial Index, later cited by NAREIT and Bisnow as a reference dataset for U.S. logistics pricing and rent trends.

  4. 2016 → today

    Offices open in Atlanta, Chicago, and Phoenix. The annual Sun Belt Logistics Outlook begins publication and is now subscribed to by 9,200+ owners and occupiers. The off-market network grows to 1,840 verified private owners, landlords, and capital sources.

  5. 2024

    The firm closes its 1,114th cumulative transaction, holds an active listings pipeline of 28.4M sq ft of Class A industrial space, and posts a 94% engagement-to-close conversion rate for the year.
